Terms & Conditions

These terms and conditions are necessary to ensure a proper understanding exists between you the client and Accommodation 4U, and relates to the provision of our online booking services and any other services we may offer.

Reservations and Payment and Terms

The establishment operates as an online booking facility for various accommodation establishments listed with it. It does not provide or arrange other services as may be provided by the establishment itself.  We will endeavour to provide details of the services each establishment provides, whether paid or unpaid, under the respective accommodation listed with us. The names and relationship of the persons sharing the unit must be provided when the reservation is made. Persons over the age of 12 years are classified as adults.Reservations will not be confirmed until the booking form and proof of payment is provided to us at which time we will send a confirmation form with relevant reservation details to the guest.Rates are subject to change without notice. Quotations are valid for 24 hours unless otherwise specified, subject to availability upon acceptance.

Payment Terms/Cancellations/Refunds:

A 30% deposit is required to secure bookings unless otherwise arranged. The balance of the booking amount is due 30 days prior to arrival unless otherwise arranged. Such arrangement must be in writing. Banking fees that may have been levied on deposits will be deducted from the refund amount. Quote totals will not be reduced should you be fewer guests than originally specified. Internet transfers or bank deposits are the preferred method of payment. We do not have credit card facilities, nor do we accept cheques or cash. The guest retains personal liability for the bill until the employer, agent, or person that made the reservation on his or her behalf has settled it.

Bookings that are being paid off monthly are non-refundable unless they are cancelled 3 months in advance in which case the standard cancellation terms will apply.If cancelled or modified up to 60 days before date of arrival, 0% of the total price of the reservation will be charged.If cancelled or modified up to 30 days before date of arrival, 50% of the total price of the reservation will be charged.If cancelled later, or in case of a no show, 100% of the total price of the reservation will be charged.A handling fee of R350,00 (ZAR) will be charged on all cancellations. 

Refunds on cancellations will only be made after payment has been finally cleared by the bank or Credit Card Company. In case of a double booking the payment that reflects in the bank account first will secure the accommodation and the later payment will be refunded in full. 

Breakage Deposits

Refundable breakage deposit of R1500.00 (ZAR) is payable on all bookings. Refunds are processed within a maximum of 5 working days of departure and will be paid into an account nominated by the guest/agent/responsible person. No cash refunds will be issued on departure.


Student/adults group rates/fees and conditions may differ and will be quoted separately. Discounted rates will be revised should the duration of stay be decreased or interrupted or payment terms not be adhered to.


Check in time is between 14:00 and 20:00 unless prior arrangements have been made. For some of the units and complexes no check-in is allowed after 22:00. This is necessary to ensure the security, comfort and well being of other guests. Please check each unit for specifications. Check out time is by 10:00 unless prior arrangements have been made. This is to enable the room to be prepared in time for new arrivals. Late check outs may be charged for.

Parking and Access

Should you need to bring more than one vehicle per unit please do inquire about the availability of parking. One remote control and set of keys (where applicable) is provided per unit. The cost of replacement keys and remote control is R400.00 (ZAR) minimum. Rooms must be locked, windows closed, and keys handed in to the caretaker or guard or deposited in the key box at the gate prior to departure.No visitors will be permitted without permission. We accept no responsibility for any loss or damage.Parking under carports is reserved for guests only. Guests may only park in their designated parking.Guests to provide access to their own delivery services (e.g. Fast Foods) using their gate remote control.

Each complex, guest house or unit has a different time of operation. Check the listing for relevant information.

Security and Storage

Although the establishment takes reasonable steps to ensure the safety and security of guests and their possessions, guests retain full and final responsibility for their own safety and security. Keep units locked at all times and place valuables in the safe provided (if any). Always leave safe open and unit locked on departure

Braai/Entertainment Facilities and Rules

Please do be considerate when it comes to noise levels. No loud music is permitted. No noise/shouting at the swimming pool or carpark before 8am or after 9pm. Do keep the pool gates closed (if enclosed) at all times.

For the safety of all – No fireworks are to be let off on or around the property.


Please be considerate when it comes to the use of the plumbing and electrics. Kindly switch of most lights when not in a room and ensure the outside lights for your unit are switched off in the morning.
